Wrentham's housing is relatively young. Twenty-six percent of units were built in 2000 or later and the median year built is 1984, while 16% predate 1940 (ACS B25034). Detached single-family homes are 75% of units and 82% of occupied homes are owner-occupied (ACS B25024).
A house built in the late 1990s or 2000s is now on its original door and maybe its second opener. Builder-grade doors from that period are often non-insulated steel with a single torsion spring, and the spring is usually the first part to go. When we replace one, we size it to the door's actual weight; a mismatched spring makes the opener work harder and fail sooner. If the door itself is dented or drafty, an insulated steel door with new weatherstripping is the common upgrade. On the prewar farmhouses and capes, detached garages and barns may suit a carriage-house door.
The town's Online Permitting page lists a Residential Building Permit along with electrical, gas and plumbing permits among its online applications. The state home-improvement chart lists door replacement as a "maybe" for a building permit and new door installation as a "yes" (mass.gov); an opener that needs a new outlet is separate electrical work.
The MHC inventory lists the Wrentham State School (1994) on the National Register. The layer shows no local historic district in Wrentham.
Many Wrentham houses built since the 1990s have more than one garage door. When doors were installed at the same time, their springs and rollers tend to wear out together, so if one door's spring breaks, the other may not be far behind. We look at all the doors on a visit and tell you what we see, without pushing work you don't need.
MassGarage is family owned, licensed and insured. Doors from Clopay, Garaga, Wayne Dalton and Amarr; openers of all brands, including LiftMaster, Chamberlain and Genie.
