Webster has a lot of older multi-family housing. Thirty percent of units were built before 1940, 36% from 1940 to 1979 and 10% in 2000 or later; the median unit dates to 1962 (ACS B25034). Detached houses are 53% of units, two- to four-unit buildings 31% and buildings of five or more 13% (ACS B25024). Sixty percent of occupied homes are owner-occupied, and about 2% of units are seasonal (ACS B25004).
The Main Street Historic District (1982) and the Webster Municipal Buildings Historic District (2012) are on the National Register (MHC inventory). Webster has no local historic district in the state inventory, so Register status doesn't by itself require approval for a garage door.
Almost a third of units are in two- to four-family buildings. Many have detached garages with two or three bays and old doors on extension springs. Landlords and owner-occupants call us most for broken springs, doors off track and cables that have frayed at the bottom bracket. See off-track repair.
Pre-1940 houses often have small garages with low headers and narrow openings. We size new doors to the opening and use low-headroom track. A wall-mount opener works where there is no room above the door.
Doors on seasonal homes can sit unused for months. Springs rust and rollers dry out; a tune-up before regular use catches worn parts.
For a garage under or beside living space, an insulated garage door cuts drafts and noise.
Under state guidance, a replacement garage door may need a building permit, and a new installation does (mass.gov). We check with Webster before starting.
When a two-family shares a garage, each bay usually has its own door, springs and opener. Tell us which door is yours, and whether the other owner wants theirs checked on the same visit.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service openers of every brand.
