Warren's housing is varied. Detached houses are 57% of units, buildings of five or more 20%, two- to four-unit buildings 15% and mobile homes 7% (ACS B25024). Sixty-four percent of occupied homes are owner-occupied. Thirty-one percent of units predate 1940, 23% are from 1940 to 1979 and 16% from 2000 or later, and the median year is 1975 (ACS B25034).
The Warren Building Department says building inspections are by appointment (Warren Building Department), and its permit page posts a one- or two-family building permit application, an accessory structures and sheds sheet and a homeowner warning notice (Warren building permit forms). The state's home improvement chart says a garage door replacement may need a building permit and a new installation does (mass.gov). We check with the department before starting.
Homes from before 1940 often have detached garages with low headers and narrow openings. Old wood doors are heavy, and a lighter steel door is easier on the springs and opener. Low-headroom track and a wall-mount opener fit where the ceiling is low.
About a third of units are in buildings with two or more homes. Shared garages and rows of single bays see more cycles. Each door should have its own opener and remote, and a keypad with separate codes simplifies access.
About 7% of units are mobile homes. Their garages and carports often use lighter doors, and springs need to match that weight. We size the springs to the door.
Homes from the last 25 years usually have insulated steel doors on torsion springs. If one spring breaks, we replace both. See torsion spring repair.
A door that grinds or bangs usually needs new rollers or lubrication. See garage door rollers.
Free a frozen bottom seal before running the opener.
A bumped bottom section can sometimes be swapped by itself if the door's model is still made. If not, we match a new door to the opening. See panel replacement.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
