Hopkinton has some of the newest housing in eastern Massachusetts. The median unit was built in 1990, a third (33%) went up in 2000 or later and just 10% predate 1940 (ACS B25034). Detached homes are 70% of units and 1-unit attached homes 14%, with 4% in two- to four-unit buildings and 11% in buildings of five or more (ACS B25024). Eighty-seven percent of occupied homes are owner-occupied.
Hopkinton subdivisions from the 1990s onward usually have two- or three-car attached garages, many with side-entry bays. The doors are wider, insulated and heavy, often on two springs sized for the full weight. As those springs reach the end of their cycle life, they tend to break one after the other, so we replace them as a pair. Openers from the first decade of these homes are also coming due. A wall-mount opener frees ceiling space in garages with storage racks.
The 14% of units that are townhouses often belong to associations with set door models. We order to the association's spec and can replace a single panel when it is still available.
The MHC inventory lists two local historic districts: Hopkinton Center (2001) and Woodville (2005). In a local district, doors visible from a street are among the exterior features the historic commission reviews (MGL c.40C §5 and §6). Owners of older houses there should check with the commission before changing a door's style.
On the state chart, door replacement is a "maybe" and new installation a "yes" (mass.gov).
Side-entry bays put the door at a right angle to the driveway, so cars clip the jamb and bend the bottom section more often. A bent section can sometimes be swapped alone instead of replacing the whole door.
We source doors from Clopay, Garaga, Wayne Dalton and Amarr, and repair LiftMaster, Chamberlain, Genie and other openers.
