Fairhaven's housing is old. Forty percent of units were built before 1940, 41% from 1940 to 1979 and only 7% in 2000 or later; the median unit dates to 1952 (ACS B25034). Detached houses are 69% of units, two- to four-unit buildings 16% and buildings of five or more 13% (ACS B25024). Seventy-four percent of occupied homes are owner-occupied, and about 4% of units are seasonal (ACS B25004).
Fairhaven is on the state's coastal-communities list (Massachusetts CZM). Close to the harbor and shore, salt air corrodes springs, cables, hinges and bottom brackets. Galvanized hardware and nylon rollers hold up longer. A yearly tune-up finds rusted cables before they fail.
With four in ten homes built before 1940, many Fairhaven garages are detached, narrow and low. Old wood doors often run on extension springs without safety cables. We add cables, replace springs and size new doors to the opening, using low-headroom track where needed. See extension spring repair.
One unit in six is in a two- to four-family building. Shared garages may have several doors on separate openers; tell us which door you own.
Ranches and capes from the 1940s through the 1970s usually have single attached garages. Replacing an original wood door with an insulated steel door and adding a modern opener with photo-eye sensors are the common upgrades.
A battery-backup opener keeps the door working when the power goes out, and a sound bottom seal keeps wind-driven rain out. See weatherstripping.
The state home improvement chart says replacing a door may need a building permit and a new installation does (mass.gov). We confirm with the town.
If you live near the water, rinse the tracks, hinges and bottom bracket with fresh water a few times a year to slow corrosion.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and repair openers of all brands.
