Hampden County

Wales is a small town of owner-occupied houses. Detached houses are 85% of units and mobile homes 7% (ACS B25024); 89% of occupied homes are owner-occupied. About 8% of units are seasonal (ACS B25004). Twenty-three percent of units were built in 2000 or later, 28% from 1940 to 1979 and 17% before 1940; the median year is 1983 (ACS B25034).
The town's Building page says "Wales does not offer an online permitting service." The posted phone numbers are for scheduling inspections only; questions about an existing building permit go to the building inspector by email (Wales Building). The state's home improvement chart says a garage door replacement may need a permit and a new installation does (mass.gov). When a permit is needed, we prepare the paper application.
Some homes are used part of the year. A garage door that has sat closed through the winter may bind or have a broken spring. Check the springs before you open the door for the season, and lubricate the rollers and hinges.
About a quarter of the housing is from 2000 or later. Their attached garages usually have insulated steel doors and openers on the ceiling. After fifteen or twenty years, rollers and springs are worn and the opener's safety sensors may drift out of line.
For mobile homes with a separate garage or shed, a small sectional or roll-up door can be fitted if the framing allows.
Pre-1940 houses often have a barn or carriage shed. A carriage house door fits the look.
Power goes out on rural roads. A battery-backup opener or the manual release, pulled only with the door closed, gets you out.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
