Norwell is a town of owner-occupied single-family houses. Detached homes are 91% of units, with only small shares of attached homes and apartments (ACS B25024); 92% of occupied homes are owner-occupied. The median unit dates to 1968; 51% of units were built from 1940 to 1979, 18% before 1940 and 17% in 2000 or later (ACS B25034).
Most Norwell houses sit on wooded lots, often well back from the road. That brings two garage door problems: leaf litter and pine needles in the tracks and bottom seal, and damp, shaded garages where rust and rot set in. Clean the tracks, keep the seal clear, and have the rollers and springs checked once a year. Wood doors that have rotted along the bottom can be replaced with an insulated steel door or a composite carriage house door.
Norwell is on the state's coastal-communities list (Massachusetts CZM) ; the tidal North River runs along part of its border. Most homes are inland and see little salt, but riverside lots can be damp.
The MHC inventory lists the Norwell Village Area on the National Register (1982). It is not a local historic district.
The town asks that inspection requests be made "at least 24 to 48 hours in advance by the contractor or person performing the permitted work," with the address and permit number ready. Building inspections are usually Monday, Wednesday and Friday, from about 9:00 am to noon (Norwell inspections). On the state's chart, door replacement is a "maybe" for a permit and new installation a "yes" (mass.gov).
Storms on wooded roads mean power outages. An opener with battery backup, or knowing how to use the manual release, saves you from a car stuck in the garage.
Licensed and insured. Proof of insurance, license and 1099 available on request.
