Saugus has an older housing stock than its highway strip suggests. The median unit dates to 1962; 29% of units were built before 1940, 43% from 1940 to 1979 and only 9% since 2000 (ACS B25034). Detached houses are 66% of units, two- to four-unit buildings 12% and buildings of five or more 18% (ACS B25024). Seventy-two percent of occupied homes are owner-occupied.
Saugus is on the state's coastal-communities list (Massachusetts CZM). The Saugus River and its salt marsh run through the middle of town, and homes in East Saugus and near the marsh get damp, salty air. That shortens the life of springs, cables, hinges and the screws that hold the opener rail to the ceiling. We replace rusted hardware with galvanized parts where possible, and a yearly tune-up with lubrication slows corrosion.
On the older streets many garages are detached one-car buildings, some with a sagging header or a slab that has heaved. A door that binds or drops unevenly on such a garage may need its track re-hung or shimmed. If it has jumped its rollers, call for off-track repair rather than forcing it with the opener.
Most Saugus houses were built between the 1940s and 1970s, often with a single attached or under-house bay. The usual repairs are a broken spring, worn rollers and a tired opener. Under-house garages also tend to have low headroom, so a wall-mount opener or low-headroom track is sometimes the only way to automate the door.
Twelve percent of units are in two- to four-unit buildings. Where two households share a garage, we confirm with both before replacing a door they share.
The state's home-improvement chart lists garage door replacement as a "maybe" and new door installation as a "yes" for a building permit (mass.gov).
We install Clopay, Garaga, Wayne Dalton and Amarr doors and repair openers of any brand.
