Leicester is a town of detached, owner-occupied homes. Detached houses make up 85% of units (ACS B25024), and 89% of occupied homes are owner-occupied. The median unit dates to 1965. A quarter of units (26%) predate 1940, 41% are from 1940 to 1979 and 18% from 2000 or later (ACS B25034). About 1% of units are seasonal (ACS B25004).
The Washburn Square - Leicester Common district is on the National Register (2006) (MHC inventory). The state inventory lists no local historic district in Leicester, so Register listing alone does not bring design review of a garage door on a private house.
Leicester's Building / Code Enforcement page notes that the zoning bylaw's accessory structure rules (Section 1.5) "prohibit accessory structures in front yards." It also says to call the Building Department to schedule building inspections (Leicester Building / Code Enforcement). If you are thinking about a new detached garage, check the setback first. For a door on an existing garage, the state chart lists replacement as a possible permit item and new installation as a yes (mass.gov).
More than a quarter of the housing is prewar. Old garages often have a sagging header, a wood door that has absorbed water, or tracks bolted to soft wood. We check the framing before hanging a new door, since an opener puts extra load on the header.
Postwar ranches usually have one-car or tuck-under garages with extension springs, while homes from 2000 on have torsion springs on wide doors. Either way, a broken spring makes the door too heavy to lift safely. See broken spring repair.
Keep the bottom seal clear of ice and replace it once it cracks. A weatherstripping job is quick and keeps drafts and water out.
We install Clopay, Garaga, Wayne Dalton and Amarr doors and service LiftMaster, Chamberlain, Genie and other openers.
