Melrose's housing is mostly pre-war. The median unit dates to 1938, and 52% of units were built before 1940, with 32% from 1940 to 1979 and just 9% since 2000 (ACS B25034). Detached houses are 53% of units, two- to four-unit buildings 14% and buildings of five or more 28% (ACS B25024). Two-thirds (67%) of occupied homes are owner-occupied.
Victorian and early 20th-century lots in Melrose often have a detached one-car garage at the end of a narrow driveway, sometimes set into a slope. Many were built for a single swing or slide door and later fitted with a sectional door on improvised framing. The common problems are rotted jambs, a header too low for standard track, and old extension springs without safety cables. We can fit low-headroom track, add containment cables to extension springs or convert to a torsion setup where the framing allows.
The MHC inventory lists the Melrose Town Center Historic District as a local historic district (1979); a National Register district of the same name followed in 1982 MHC inventory. Within a local district, the style of doors open to view from a public way is reviewed by the commission (MGL c.40C §5 and §6). If your garage faces a street in the district, check with the commission before choosing a new design.
Where a two-family shares a garage, each bay may have its own opener on one circuit. We label remotes and wall buttons per unit so a repair on one side does not reset the other.
The state's home-improvement chart lists door replacement as a "maybe" for a building permit, and installing a door in a new opening as a "yes" (mass.gov).
We install Clopay, Garaga, Wayne Dalton and Amarr doors and repair openers of all brands, including LiftMaster, Chamberlain and Genie.
